La Réserve Firenze opens on 16 October 2026 with six apartments behind one door on Via Santo Spirito. The smallest has one bedroom and 175 square metres. That ratio is the whole idea: a Florentine home with the housekeeping already arranged.
The property’s own preview puts the six apartments inside Palazzo Segni, a 15th-century building on the corner of Via dei Coverelli, restored by the interior designers Gilles & Boissier. Michel Reybier Hospitality operates it, and it is the group’s only address in Italy. The opening was originally announced for June.
It suits a certain kind of Florence trip. Several nights rather than one, with the afternoon spent in a sitting room instead of on a bed, and dinner occasionally eaten at your own table. The question is which of the six to take, and the answer is less obvious than the price list suggests.
Six apartments do not form a simple upgrade ladder
Six apartments, five categories, because one category holds two units. The published figures are worth laying side by side.
| Apartment | Bedrooms / guests | Published area |
|---|---|---|
| 1-Bedroom Apartment with Frescoes | 1 / 2 | 175 m² |
| 2-Bedroom Apartment Piano Nobile | 2 / 4 | 170 m² |
| 2-Bedroom Apartment with Santo Spirito View | 2 / 4 | 180 m² |
| 2-Bedroom Apartments with Frescoes (two units) | 2 / 4 each | 205 m² or 210 m² |
| 3-Bedroom Duplex Apartment with Terrace | 3 / 6 | 205 m² indoors, plus a 55 m² terrace |
Now look at what that table does. The one-bedroom apartment is five square metres larger than the two-bedroom Piano Nobile, and one of the two-bedroom frescoed apartments has more indoor space than the three-bedroom duplex, which means the usual assumption that you climb a ladder from one bedroom to three, gaining room at every step, is simply wrong in this building.
More bedrooms, less apartment.
So for a couple, the one-bedroom is the obvious start. For four adults, put the two larger frescoed apartments against the duplex before assuming the duplex wins. One caution: the site publishes those two as “205 m2 or 210 m2” without saying which unit is which, so ask before you choose between them.
The duplex buys a private outdoor room
The three-bedroom duplex is the only apartment sold for six. It runs across the third and fourth floors, and the property’s own wording is worth quoting: “The master bedroom is graced by a unique view of the River Arno”, and the terrace is described as a private 55 square metres with 360-degree views over Florence. Bed configurations are not published, so ask.
That terrace is the reason to take it. Fifty-five square metres of private outdoor room, four floors above the Oltrarno, means the group gathers without going downstairs to a shared space. For a family reunion or three couples, it beats a bigger drawing room.
Two floors bring one practical question. Go through the plan with anybody who would rather not use internal stairs before bedrooms are assigned. Generous and wrong are not mutually exclusive.
In November, judge it on the indoor rooms.
A terrace is an attraction until it rains.
Breakfast comes to the apartment; a chef is a separate conversation
The service list is specific about what comes with the apartment: breakfast served in it, twice-daily cleaning, laundry, a maître de maison, welcome and concierge around the clock, the fitness room with Technogym equipment, and a courtesy bar.
A second list sits under the heading services on request: private chef, personal trainer, yoga teacher, massages, beauty treatments, tennis on a private court, a babysitter. No price is published for any of them. Appearing on the website is not the same as being included, and the booking proposal should say which list each thing belongs to.
For dinner at home, settle the menu and the staffing in one conversation. Six people usually need somebody serving as well as cooking, and the ingredients, the wine, the clearing up and the use of the kitchen all belong in the same quotation. Getting that agreed once is the entire advantage over renting a flat.
The palazzo still has places to meet
A private apartment is not a private building. The shared rooms of Palazzo Segni include a library, a games room built around a billiard table, the fitness room, and a shaded patio of carved friezes and period columns around a stone fountain shaped like a lion’s head.
The courtesy bar has a terrace of its own, looking over Santo Spirito towards the Pitti Palace. It is not the duplex terrace. Photographs of the two blur together easily.
For guests in the smaller apartments those rooms are somewhere to sit beyond their own front door. For a party taking several units at once they make the building feel joined up without everyone sleeping on the same landing. They remain shared spaces, though, and nobody should plan a celebration in the library without asking first.
Who should choose an apartment over a suite?
The format earns its money when the extra rooms get used. A longer stay, adult children arriving midweek, friends who want their own bedrooms and one proper sitting room between them.
For one night built around restaurants and appointments, take a hotel room instead.
There is no sense renting a Florentine home to leave a suitcase in.
La Réserve Firenze belongs on the shortlist for anyone whose ideal Florence afternoon ends in their own sitting room before going out again. The building is not open yet, so this is a reading of published rooms and services rather than a stay. Confirm dates, rates and the service agreement for the specific apartment.
The Luxury.it perspective
The most useful thing on that website is the square-metre column, because it quietly refuses to behave. A one-bedroom apartment larger than a two-bedroom, and a two-bedroom larger than the three-bedroom duplex. Book by bedroom count here and you will pay more for less room.
What the duplex sells is not its third bedroom. It is 55 square metres of private terrace over the Oltrarno, which is the only thing in the building that the other five apartments cannot offer at any price.
One practical note before October. The opening was first announced for June and has moved to the 16th of this coming month, so anyone booking the first fortnight should ask what happens if it moves again.
