Six people or more, a week or longer, and the mathematics flip. A staffed villa delivers more space, more privacy and better economics than a row of suites, plus the one thing hotels cannot sell, a house that is entirely yours, with a cook who shops the market at seven.
The market is opaque by design. The best houses never touch the listing platforms, moving through networks and repeat clients, and photographs hide more than they show. Staff quality, real distances and August noise are learned only by asking someone who has stood in the garden.

Staff is the product. Everything else is walls.
Read the staffing line before the photos. Included daily housekeeping, a dedicated chef and a house manager separate a true luxury villa from a pretty rental. Chef service typically runs as cost of groceries plus a daily fee, and it is the best money of the trip.
Book winter for summer. The signature houses in Tuscany and on Como hold their July and August weeks for returning families and confirm the calendar by February. Saturday to Saturday is the standard grid in high season.
