Branded residences in Italy 2026: the homes that come with a hotel attached

Aman, Four Seasons, Six Senses and Mandarin Oriental sell homes around the world, and none in Italy. Their residences directories, checked this week, list no Italian project, and Rosewood’s lists only its villa rentals at Castiglion del Bosco. The country with more MICHELIN Key hotels than any other in Europe has, so far, very few homes for sale with a hotel brand on the door. Those few are worth knowing: Rocco Forte’s villas at Verdura in Sicily, the W Residences due from 2027 at Poltu Quatu on the Costa Smeralda, Falkensteiner on Lake Garda, Lefay in the Dolomites, and two private estates in Tuscany that come with a club. Here they are, with what each includes and what has been published about prices.

The gap on the map

Branded residences are one of the fastest-growing corners of prime property. Knight Frank’s Residence Report 2025/26 counted 611 schemes worldwide, up from 169 in 2011, with a forecast of 1,019 by 2030, and put 13 percent of the global pipeline in Europe. Savills, in its European report of February 2025, found more than 140 completed developments on the continent in 2024 and a pipeline set to grow by 180 percent by 2031, with the average price premium for a brand rising to 29 percent in Europe and 33 percent worldwide. Italy is in the conversation. Knight Frank writes that “global investors are targeting under-loved hotels in Rome, Milan and Venice, aiming to reposition them with residences attached”, and that there are “15 to 20 serious operators actively pursuing deals”. For now, the grand projects under way in the cities are hotels. Rosewood Rome, 155 keys on Via Veneto, and Six Senses Milan, 68 rooms on Via Brera, both open in 2027, and neither lists residences for sale.

Sicily: Rocco Forte’s villas at Verdura

The most complete branded offer in Italy is in the south-west of Sicily. At Verdura, the resort on the coast near Sciacca, Rocco Forte Residences lists “20 fully turnkey villas ready to move into now”, on two floors, with three or four bedrooms and private infinity pools, and a second phase of 47 villas sold off-plan, with four to seven bedrooms and a private pool on generous plots. Owners have a villa concierge, 24-hour security and property management, and can put the villa into the Rocco Forte rental programme, “fully managed by the resort team”. The official pages give no prices. Luxury London reported a four-bedroom villa listed at 4.24 million euros in March. What the owner buys, besides the house, is access to the resort around it.

Sardinia: W Residences at Poltu Quatu

The newest project is on the Costa Smeralda. W Residences Sardinia, at Poltu Quatu, the harbour village north of Porto Cervo, is a 29-unit scheme by Castello SGR under Marriott’s W brand, announced on 29 June: residences of 100 to 270 square metres, on one level or as duplexes, with rooftops, gardens and private pools, designed by the studio De.Tales, in one refurbished building and four new ones, as TTG Italia described it. Sales were due to open from July 2026 and the first homes from 2027. The owners’ list of services is the W list: the brand’s Whatever/Whenever concierge, housekeeping, laundry and valet on demand, grocery delivery, a private chef, personal training, the W Lounge, the WET Deck pool and the spa. The agency listing for a two-bedroom garden residence of about 140 square metres gives the price on request. Lake Garda, the Dolomites and Courmayeur

The north has three models. At Salò, on Lake Garda, Falkensteiner Residences Lake Garda offers apartments with one, two or three bedrooms, with roof terraces or terraces, pools or private gardens, designed by Matteo Thun and Partners with landscaping by Proap. Owners use the neighbouring Falkensteiner hotel, its Acquapura spa and its restaurant, can book a cook, and can lease the apartment back through Falkensteiner’s sales network when they are away; the showroom is on Via Papa Giovanni XXIII in Salò, and the construction pages run to July 2026. The group’s earlier residences at Jesolo are sold out. At Pinzolo, Lefay Resort and SPA Dolomiti sells its Wellness Residences as a place to own “that encapsulates contemporary luxury and exclusive five-star services”, with a rental programme for owners. And at Courmayeur, Le Géant, opened by Castello SGR as Apartments by Marriott Bonvoy with 44 units, lets private buyers and investors own apartments inside a managed building, according to Pambianco.

Tuscany: estates with a club attached

Tuscany’s branded homes come from private-club developers, not hotel groups. Casali di Casole, the Timbers Resorts estate of 4,200 acres near Casole d’Elsa, sells whole ownership and a fractional Private Residence Club, with residential services, villa maintenance and access to the estate’s amenities; its own site lists Casale La Fornace at 6.3 million euros. Tenuta Toscana, Discovery Land Company’s estate of 2,700 acres at Castelfalfi, near Montaione, lists farmhouses and villas of about 500 to 830 square metres at prices on request, with two more already under contract, and runs a Lodging Club, with no ownership required. Both are closer to a private village than to a hotel, and both sell the same thing a hotel brand sells: someone else runs the house.

What a brand adds to a house

The services are the product. Every project above promises the same core: someone at the door, someone to clean, someone to cook when asked, and, in most cases, a rental programme that lets the house earn when the owner is away. The premium, 29 percent on average in Europe by Savills’ count, is the price of that promise, and it varies by brand and by place. For a buyer moving to Italy, the numbers sit alongside the flat tax for new residents, which now costs 300,000 euros a year, and alongside a practical question that a branded home answers well: who looks after a villa in Sicily or a house on the Costa Smeralda for the ten months of the year when its owner is somewhere else.

The Luxury.it perspective

One reason the residences have lagged, in our reading, is that Italy has built its luxury hotel boom in palazzi, convents, banks and villas that are listed, protected and hard to divide: a former bank on Via Veneto becomes a hotel, not a block of apartments. The homes that do exist are on land, at resorts where villas can be built beside the hotel, in Sicily, Sardinia, Tuscany and the lakes. Knight Frank’s reading, that investors are now looking at under-loved city hotels with residences attached, points to the next chapter being urban. Until it arrives, the choice is short and clear. For the sea, Verdura has homes ready today and Poltu Quatu has the newest address on the Costa Smeralda; for the countryside, the Tuscan estates sell the club as much as the house; for the mountains and the lake, Lefay and Falkensteiner sell the spa next door. The brands that have written the rules elsewhere, Aman and Four Seasons among them, have not yet put an Italian address in their residences pages. The first to do so will set the price.
