VRetreats will open 48 residences in Breuil-Cervinia in the 2027 winter season.
The building goes up directly opposite the group’s existing hotel in the resort, at Avouil, and it is new construction rather than a conversion. Four floors above ground, one below, and more than 10,000 square metres in total. Every apartment gets a panoramic terrace, facing either the Matterhorn or the gardens.
This is the first branded residence for VRetreats, which is the luxury collection of VOIhotels, the hotel arm of Gruppo Alpitour. The chief executive of VOIhotels, Paolo Terrinoni, has been the public voice of the project since it was announced at the end of July.
What is actually being built
Forty-eight apartments, a mix of suites and family layouts. Below them, a panoramic spa of around 2,000 square metres with pools, sauna, ice showers and treatment cabins, which would be the largest wellness floor in Breuil-Cervinia by some distance. A gym. An outdoor pool and garden. Reception, bar-bistrot, ski room, minimarket, underground parking. Solar panels and geothermal systems are in the brief.
Residents will also be able to eat at the restaurants of the hotel across the road, which matters more than it sounds, because on-site catering is listed as a bar-bistrot and nothing more.
The existing property is VRetreats Cervino, seventy rooms in Frazione Avouil, renovated through to autumn 2021, with two restaurants, a lounge bar and a 615 square metre spa. The new block leans on it.
Read the two-million figure carefully
The number circulating with this announcement is around two million euro. It is not the cost of the building.
That figure covers what VRetreats itself is spending on interior design and furnishing. The building is funded and owned by an investor, the same one that owns the Cervino hotel, and VRetreats comes in as manager on a long lease. The development cost has not been published, and the investor has not been named.
Nor has anyone published a name for the property. For now it is the VRetreats residence in Cervinia, which is unusual this far into a public announcement.
The word branded residence is doing some work here
In most of Europe a branded residence means apartments sold to private buyers who then get the hotel’s services attached. That is the model at Miralago on Lake Como and at La Tiara di Cervo in Porto Cervo.
Cervinia looks different. Nothing published so far describes a sales programme, a sales agent or a price, and the ownership structure that has been described is a single investor with an operator on a lease. Read as it stands, that is a serviced apartment building under a hotel brand.
Anyone hoping to buy a unit under the Matterhorn should wait for the group to say so in writing. Anyone looking for a season-long family base with a spa attached is closer to what has actually been announced.
VRetreats runs nine properties today: Atlantis Bay and Mazzaro Sea Palace in Taormina, Ca’ di Dio in Venice, Cervino, Il Tornabuoni in Florence, Donna Camilla Savelli in Rome, Cala Cuncheddi in Sardinia, Palazzo Artemide in Syracuse and Palazzo Gattini in Matera. The stated target is fifteen locations by 2027.
One date to watch, and it is not the opening
Breuil-Cervinia sits at 2,050 metres in the comune of Valtournenche, with a ski area running up to 3,500 metres. Its argument against every other Italian resort is the border.
The Matterhorn Alpine Crossing lets you cross the Alps to Zermatt by cable car without skis, over Testa Grigia at close to 3,500 metres and on to the Klein Matterhorn at 3,821 metres. It opened in the summer of 2023 and it is the reason a week in Cervinia can include a day in Switzerland.
Here is the date. The crossing is scheduled to close for maintenance from 7 January to 26 February 2027.
That is high season, and it falls in the calendar year the residences are meant to open. The Italian trade announcements all say winter season 2027 without saying whether they mean December 2027 or the 2027 and 2028 season, so the two dates may never meet. Worth asking before anyone books a February week on the strength of the Zermatt link.
Summer skiing is a separate question. Zermatt Bergbahnen closed the summer season on the Plateau Rosa glacier from 1 August 2026 until further notice, citing glacier movement, thin snow and high temperatures at altitude. The winter season was published as 24 October 2026 to 2 May 2027.
Cervinia is having a building decade
Half a kilometre away, the old Hotel Gran Baita is coming down. It opened on 1 June 1937, burned in 1939 and again in 1973, and has stood empty since. Demolition started on 3 June 2026 and the construction site opened in August.
What replaces it is larger than the VRetreats project: 135 rooms across roughly 14,000 square metres on eight levels, four food and drink outlets, and a rooftop spa of more than 1,300 square metres on two floors, glazed towards the Matterhorn. Borio Mangiarotti REIM is developing and will hold the asset, V.I.CO. srl is the contractor and previous owner, and Mangia’s will operate. Marco Maresca is the architect, with Hermann Kohllofel. The building permit came through on 30 April 2026 and the opening is set for the 2028 and 2029 season.
Local reporting adds a detail worth more than the room count: a planned underground passage giving guests direct access to the cable-car station.
Where this leaves the resort
Cervinia has spent years as the place Italians ski when they want Swiss altitude at Italian prices, and it has not had the hotel stock to hold anyone at the top of the market for a week. Two projects will not fix that on their own, and the first of them is not a hotel.
What they do fix is the shape of the season. A 2,000 square metre spa and a supermarket downstairs is an argument for staying put on a bad-weather day, which is the day that decides whether a family comes back.
The Milano-Cortina Winter Olympics came and went in February 2026 without a single event in Valle d’Aosta, and the cross-border World Cup downhills that were meant to run from Zermatt to Cervinia never completed a single edition before being dropped from the calendar. Cervinia is not building on the back of a sporting moment. It is building because the beds are old.
Luxury.it perspective
Two things about this announcement deserve to travel together, and usually do not.
The first is that Cervinia is finally getting the beds its lift system has deserved for thirty years. The second is that the phrase branded residence is being used here for something that has no published sale, no published price and no named building. Until the group says otherwise, treat it as a serviced apartment block with a very good spa, which is a perfectly good thing to be.
The date to hold is not the opening. It is the winter the Zermatt crossing shuts for maintenance, because a Cervinia week sold on the Swiss link is a different week without it.
