Cambridge House, the Palladian mansion at 94 Piccadilly, opens as a hotel on 1 February 2027. Auberge Collection, the group behind Collegio alla Querce in Florence and The Woodward in Geneva, is taking bookings now for 102 rooms and residences behind the facade that faces Green Park, with interiors by Jean-Louis Deniot, a bar, spa and members club by Laura Gonzalez, and a restaurant from New York’s Major Food Group in the Georgian ballroom. Rates start at 1,250 pounds, room only. For a building that was the ‘In and Out’ Naval and Military Club for more than a century, it is one of the most anticipated returns on Piccadilly in years. Here is what Auberge has announced, and where Cambridge House sits among London’s new hotels.
A house from 1756, and the ‘In and Out’
The history comes first. It is a long one. The Grade I-listed house was commissioned by the 2nd Earl of Egremont in 1756 and was home to some of the great families of the Georgian era, among them its namesake, the Duke of Cambridge. It received Queen Victoria and, as the release puts it, “served as Lord Palmerston’s proxy of 10 Downing Street as Prime Minister”. From 1865 to 1999 it was the home of the Naval and Military Club, known across London as the ‘In and Out’ after the words painted on the gateposts of its courtyard. The restoration belongs to a larger plan. Auberge describes it as part of the Reuben Brothers’ “£1 billion regeneration of 1.3 prime acres of the Piccadilly Estate”, in which “the house has been meticulously restored and thoughtfully reinvented”.

Deniot for the house, Gonzalez for the bar and the spa
Two of the most sought-after names in French interior design share the building. Jean-Louis Deniot is overseeing the transformation of the hotel and its guest spaces. Laura Gonzalez is designing the signature bar, the wellbeing floors and a members club, which is due to open later in 2027. Auberge notes that it is the first hotel in the United Kingdom for both designers. The spa is Auberge’s own brand, Wellbeing by Auberge, over three floors: hydrotherapy, a heated swimming pool, six treatment rooms and a circular relaxation lounge with a fire pit at its centre. The release gives no split between rooms, suites and residences; it speaks of “the 102-room hotel and residences”, which is the figure to hold on to until the rooms are published.

Then the restaurant. London will talk about it. Major Food Group, the New York team behind Carbone, opens Major’s “within the majesty of Cambridge House’s restored Georgian ballroom and jasmine-fringed courtyard”, with the stated aim of joining “the ranks of Mayfair’s most essential rooms”. The idea, in the release’s words: “for the first time, MFG will bring its mastery of the American chophouse into conversation with the storied traditions of the London grill.” Expect British produce, “abundant seafood towers, formal caviar service and a signature offering of fine meat, fish and game”, carving trolleys for spit-roasted prime rib, and a bar with “no fewer than 10 takes on the martini” and a wine list that Auberge says draws on one of London’s most formidable cellars.

Auberge Collection now counts 39 properties, most of them in the Americas, and its European list has grown fast. In Florence, Collegio alla Querce opened in 2025 and was promoted to three MICHELIN Keys this month; in Geneva, The Woodward holds three Keys too, as our list of Europe’s 82 three-Key hotels shows. London is the next step, and the group’s president and chief executive framed it that way. “The launch of Cambridge House marks a defining moment in Auberge Collection’s exciting urban growth and global expansion,” Christian Clerc said. Etienne Haro, the hotel’s managing director, said the team is looking forward to welcoming its first guests from February.
London’s openings, in order
Cambridge House joins a crowded London calendar. The St. Regis London, with 193 rooms including 66 suites at 37 Conduit Street and Le Perroquet, the all-day brasserie by Daniel Rose, is marked for autumn 2026. Waldorf Astoria London Admiralty Arch, which Hilton lists for 2026 with 100 rooms and suites, 17,500 square feet of residences and restaurants by Clare Smyth and Daniel Boulud, has not yet announced a day. Cambridge House is the only one of the three with a date on the page. It arrives in a city of great hotels. Piccadilly has waited a long time for this house. Cambridge House has one of the best addresses in London, on the park side of the street, a courtyard, a ballroom and a history that runs from an 18th-century earl to Palmerston’s cabinet to the ‘In and Out’. What Auberge has assembled around it is a clear bet on the rooms Londoners use: a Major Food Group grill in the ballroom, a Laura Gonzalez bar, a members club later in the year and a three-floor spa. The hotel will be judged on its bedrooms, which have not yet been shown. The restaurant and the bar will be judged sooner, because London books those first. For a traveller planning a spring in London, 1 February is the date to note; for anyone who knew the building as the club, it is the first chance in a generation to walk through the gateposts.
