Twelve luxury hotels are due to open in Europe between 16 October 2026 and the middle of 2027. Only two have published a day. That is the first thing to know about this season’s openings list: the calendar is full, but it keeps moving. Below are the twelve, in the order their operators say they will open, with the number of keys, the names attached and what the booking page said on 23 September 2026. Where a date has slipped from an earlier announcement, we say so.
October 2026: Florence and Rome
La Réserve Firenze opens on 16 October 2026, the most precise date on the list. It is not a hotel in the usual sense. It is six apartments inside a 15th-century palazzo at Via Santo Spirito 6 in the Oltrarno, from a 175-square-metre one-bedroom with frescoes to a three-bedroom duplex of 205 square metres with a 55-square-metre terrace, all with kitchens, a butler, a housekeeper and a private chef on call, restored by Gilles and Boissier. The opening was first announced for June. Rome is next. Experimental Roma follows in October, with 82 rooms and suites in a former bank at Via Ludovisi 46, a few steps from Via Veneto, interiors by Rodolphe Parente, a rooftop pool and Ludovisi e Cadore, the restaurant with which Giovanni Passerini brings his Roman quinto quarto cooking home from Paris; we wrote about the restaurant last week. The group lists the opening as October 2026 without a day.
Autumn 2026: London’s two grand debuts
London has waited years for both of these. Both are now marked autumn 2026. The St. Regis London, the brand’s first hotel in Britain, takes over the former Westbury at 37 Conduit Street, on the corner of Bond Street, with 193 rooms including 66 suites, interiors by Richmond International and Le Perroquet, an all-day French brasserie by Daniel Rose. Marriott’s announcement in June said “scheduled for autumn 2026”; the hotel page gives no day. Waldorf Astoria London Admiralty Arch is the bigger story: 114 rooms, suites and residences inside the Grade I-listed arch on The Mall that Sir Aston Webb designed as a memorial to Queen Victoria, with Coreus by Clare Smyth in the former residence of the First Sea Lord, Café Boulud on the roof as Daniel Boulud’s only restaurant in Europe, a bar called Whisky and Seaweed, and a ballroom for 500. The hotel page reads “Opening Autumn 2026, reservations available from February 2027”, and Hilton’s June release opened bookings for stays from 1 March 2027, so the first bookable nights fall in early spring.
Late 2026: Paris, London, Lisbon
Three more say late 2026. Nothing more. The Hôtel Raphael on Avenue Kléber, built in 1926 and closed for a full renovation, tells visitors only “see you in 2026”; the Leading Hotels of the World list has it down for November. Delano London, the first European address of the Miami brand, brings 67 rooms and the Rose Bar to Kensington, “late 2026” according to its owner Ennismore since October last year. The Standard, Lisbon, with 170 rooms and 24 long-stay apartments in the former Royal Navy Hospital in Alfama, designed by Jaime Hayon, is bookable through Hyatt under the words “Coming 2026”.
4 December 2026: Cortina, before the snow
The First Cortina opens on 4 December 2026. It is the second firm date on the list. The Pavilions Hotels and Resorts has rebuilt a property on Corso Italia into 76 rooms and suites, with a 1,000-square-metre spa under its wellness brand Revivo, a pastry shop called Velo and Zuma Cortina, the Japanese izakaya group’s first restaurant in the Alps, which ran a first winter season last year and reopens with the hotel. The date comes from the operator’s announcement of 2 September; the booking page says “opening later this year”.

Early 2027: the Cristallo, after the Games
Mandarin Oriental Cristallo, Cortina now says “opening early 2027” on its own page, with 84 rooms and suites. When the group announced the project in 2022 it was for the winter of 2026, in time for the Games; the Cristallo of 1901, built by the Menardi family, is being reworked by Herzog and de Meuron and will now open with the season already under way. Cambridge House, the Auberge Collection’s hotel in the 18th-century mansion at 94 Piccadilly that housed the Naval and Military Club until 1999, says “set to debut in 2027” on its site; the trade press has it for 1 February. It brings 102 rooms including 24 suites, interiors by Jean-Louis Deniot, a spa called Baeden House and Major’s, a restaurant from New York’s Major Food Group.
2027: Milan waits, Rome waits, Gstaad waits
Milan’s two most anticipated hotels have both moved to 2027. Rome’s too. Rosewood Milan, 70 rooms and about 20 suites in the former Banca Commerciale palazzo, was once expected in 2025. Six Senses Milan, at Via Brera 19 with 68 rooms and 15 suites, was late 2026 and is now 2027. Rome has two of the same size waiting: Rosewood Rome, 155 keys in the former BNL headquarters by Marcello Piacentini on Via Veneto, and Mandarin Oriental Rome, 108 keys in the Villini Sallustiani by Gilles and Boissier, both 2027. In the Alps, The Park Gstaad, A Four Seasons Hotel, with 75 keys by Joseph Dirand, has moved from the coming winter to mid-2027. Two already open: Nobu Hotel Madrid, 50 rooms on Calle Alcalá, took its first guests on 1 September, and the Danieli in Venice reopened as a Four Seasons hotel on 30 July with 120 rooms, rising to 168 when the Palazzo Danieli Excelsior is finished in 2027.

Read the dates and a pattern appears. Small opens on time. The projects with firm dates are small: six apartments in Florence, 76 rooms in Cortina, 50 rooms in Madrid. The projects that slipped are the big flags in listed buildings, where a restoration meets a heritage authority and a hotel group meets an owner, and the opening date is the last thing anyone controls. That is not a criticism of the groups; it is the reason the restorations are worth waiting for. For a traveller planning 2027, the practical reading is this: book La Réserve Firenze and The First Cortina now, because both have dates and both are small; watch Admiralty Arch and the St. Regis for the first bookable nights, which is where the value sits in a new hotel; and treat everything marked “2027” as spring at the earliest. Milan, meanwhile, is due two grand hotels in the same year, which makes 2027 the year to watch there.
