Four Seasons will put its name on 42 homes in Denver’s Cherry Creek, with no hotel attached. Cherry Creek, A Four Seasons Private Residence, announced on 29 October, is an eight-storey building and the brand’s first standalone residential offering in Colorado. The homes have one to three bedrooms. They run from 1,260 to 6,000 square feet, or about 117 to 557 square metres. No prices, sales date or completion date have been published. The building is being developed by a Denver consortium of four companies, and Douglas Elliman Development Marketing will handle sales, according to the Four Seasons announcement. On the same day, Raffles announced its own first standalone residences, 35 homes in Miami’s Coconut Grove.
42 homes over eight storeys
The building is “defined by a sophisticated palette of articulated masonry”, in the words of the release; the architects are 10 Design, and the interiors are by Tihany Design, under its principal Alessia Genova. Residents will share “a spa with steam, sauna, cold plunge, hydrotherapy and treatment rooms”, “an outdoor pool and sun deck, a club lounge with a bar and fireplace”, a library with garden views and a private dining room. The rooftop level will be a private retreat for residents, above the city. Residents will also have access to the Cherry Creek Trail.
What Four Seasons brings to the building
The service is the product. Owners will have “24-hour concierge services, housekeeping, in-residence dining, valet, and more”, run by a team under a Director of Residences. “Four Seasons standalone residences allow us to serve homeowners in the places they want to build their lives”, said Chris Meredith, Group Head of Residential at Four Seasons. The release says the project builds on the brand’s existing presence in Denver. For the developers, Wexford Real Estate Investors puts the case for the neighbourhood: “Cherry Creek has a character all its own: sophisticated, walkable and distinctly Denver”.

The Luxury.it perspective
Two of the best-known names in hotels announced standalone residences on the same day, Raffles in Miami and Four Seasons in Denver. Both chose a short list of homes, 35 and 42. Neither has published a price. Four Seasons has given the most detail so far: the floor plans run up to 6,000 square feet, the building has eight storeys and the services are spelled out. What buyers will want next is the date. Construction start, completion and the opening of sales have not been announced.
