Raffles Residences Coconut Grove: 35 homes on Biscayne Bay, from $4 million

By Riccardo ValliOctober 29, 20262 min readStyle & Living Desk

Raffles will put its name on 35 homes in Miami’s Coconut Grove, with prices from $4 million. Raffles Residences Coconut Grove is the brand’s first standalone residential building, announced by Accor on 29 October with two South Florida developers, Mast Capital and BH Group. It will stand at 2545 South Bayshore Drive, on the shores of Biscayne Bay. Sales are expected to open this autumn. The announcement names the architect, the address and the starting price, and leaves the rest for the sales launch: there is no completion date yet, no floor count and no unit sizes.

35 homes at 2545 South Bayshore Drive

Accor describes “an intimate collection of just 35 private residences”, a range of private homes topped by a small number of penthouses. The views, according to the release, run across the bay, over the private residential streets of the Grove and towards the Miami skyline. Prices start at $4 million. No price list has been published. Buyers are directed to the project’s own website for details.

The setting is the point. The release presents Coconut Grove as Miami’s oldest neighbourhood, a place of tree canopy and little new building, and BH Group speaks of “an irreplaceable site”. Mast Capital calls the project “a new waterfront landmark that is unmistakably Raffles but could only exist in Coconut Grove”.

The architect: 26 years with Norman Foster

The design is by Brandon Haw Architecture. Haw spent 26 years at Foster + Partners, working alongside Norman Foster, and directed the firm’s operations in the United States before founding his own practice in 2014. Accor One Living, the group’s residential division, supports the project. No interior designer has been named.

The brand was born in 1887 with the opening of Raffles Singapore, and it is known above all for its butler service. Its North American debut, Raffles Boston, combined a hotel with residences. In Europe, Raffles London at The OWO is one of the Three-Key hotels in our London openings piece. Coconut Grove is different. It is a building of homes alone, with the Raffles name and service and no hotel attached.

What owners will get

Owners will receive VIP recognition and Elite status in ALL, Accor’s loyalty programme, with preferred rates at “more than 45 brands and over 5,800 Accor hotels and resorts worldwide”. Service is the selling line. The developers speak of homeowners who “can be known” and whose preferences are “understood”, with service shaped around the way they live. “Coconut Grove is a natural first for our first standalone, branded residences”, said Omer Acar, chief executive of Raffles.

The Luxury.it perspective

Raffles has waited 139 years to put its name on a building of homes alone, and it has chosen a small one. Thirty-five residences is a boutique number for Miami, and Coconut Grove is an address of old trees and private streets. What the announcement leaves out matters too. There is no delivery date, no sizes and no list of amenities, and those will come with the sales launch this autumn. Until then the figure to work with is Accor’s own: $4 million to start.
